We provide Owner-Side Development — you keep control of the property, and we execute the development on your behalf. Our role is not advisory; it is operational. You retain the land and the upside, while we run feasibility, entitlements, capital formation, and delivery.
1. Feasibility & Entitlement Strategy
We determine whether the project should move forward, and under what structure. This includes zoning, entitlement path, development capacity, infrastructure requirements, and economic viability. The objective is simple: make a go/no-go decision before capital is at risk.

2. Capital Formation & Financing Readiness
Once a viable development path is established, we prepare the project for capital. We structure the deal, prepare underwriting, build the package for lenders and investors, and run the capital raise on behalf of ownership. We do not supply capital — we secure it for the owner.

We don’t take ownership — we earn it. Our upside begins through a JV after feasibility and financing are proven, not before.

3. Planning, Design & Preconstruction
We assemble and lead the development team — architects, engineers, consultants, and entitlement specialists. The goal is to make the project bankable, buyable, and buildable before a construction contract is executed.

4. Construction Management & Execution
We manage cost, risk, schedule, coordination, and alignment with capital requirements. We are not a general contractor. We operate as the development function of the ownership side to ensure delivery.

5. Marketing, Leasing & Disposition
When applicable, we support lease-up or disposition strategy to match the capital plan and exit conditions. This service is optional — our primary role is execution of the development.

Compensation Structure
Early-stage compensation is fee-based and tied to execution. During feasibility and capital readiness, we collect overhead reimbursement only. Profit participation begins after capitalization through a JV. We don’t profit from land position — we earn upside through performance.
For Trustees, Receivers, Lenders, and Institutions
We can step into stalled, under-managed, or partially executed projects as the Owner-Side Development function. Title remains with the asset holder; execution shifts to us.
