Here’s the order:
• Consultants get paid first
• Banks get paid next
• Limited partners get their returns
• Original property owners get their share
• Then me
You know what this means?
I’m the most motivated person on the entire project.
When your profit depends on everyone else winning first, you don’t cut corners. You don’t phone it in. You don’t take shortcuts that might save a few bucks today but cost everyone money tomorrow.
Some developers front-load their fees and walk away once construction starts. Not me.
My economics professor would probably call this “perfectly aligned incentives.”
I call it sleeping well at night.
When I tell property owners “I only win if you win,” it’s not just a sales pitch.
It’s literally how I designed my business model.
And that makes every decision crystal clear.
